Why Houses Smell Musty and How to Fix It

A musty smell is often strongest when you first walk in after the house has been closed up, or after a spell of wet weather. It may seem like a cleaning problem, but why houses smell musty usually comes down to one thing: excess moisture sitting somewhere it should not, with too little fresh air moving through the space.

Why houses smell musty in Australian conditions

A musty smell is created when mould, mildew and bacteria grow in damp materials. As they grow, they release tiny airborne compounds with that familiar earthy, stale odour. You may not always see mould straight away. It can be behind a wardrobe, under carpet, inside wall cavities, in roof spaces, or beneath a suspended timber floor.

Australia’s climate can make the problem more common than homeowners expect. Coastal humidity, heavy rain, poor drainage and long periods of closed-up winter weather can all leave moisture trapped around a home. In warmer regions, air conditioning may cool indoor air but does not necessarily address damp air below the house. In cooler areas, condensation from heating, showers and drying clothes indoors can build up over time.

The smell may be limited to one room, but it can also travel. Air naturally moves through gaps around flooring, plumbing penetrations, vents and wall cavities. If the sub-floor is damp and stagnant, that air can make its way into living areas.

The most common sources of a musty smell

A damp, poorly ventilated sub-floor

For homes with a crawl space or suspended timber floor, the sub-floor is one of the first places to inspect. Moisture can enter from wet soil, poor site drainage, blocked or inadequate vents, leaking pipes, or water flowing towards the house after rain. Once trapped beneath the floor, the damp air has little opportunity to escape.

This creates conditions that support mould and timber decay. It can also attract termites, which are drawn to damp timber and concealed areas. Floorboards may start to cup, rooms can feel cold and clammy, and the smell can become more noticeable after wet weather.

Passive wall vents can help where there is consistent natural airflow, but they are not always enough. Their performance depends on wind direction, weather and whether vents are clear. A correctly designed sub-floor ventilation system actively removes damp air and replaces it with drier outside air. Solar-powered ventilation can do this during the day without adding to household electricity costs.

Roof-space heat and condensation

A hot roof space can make a home uncomfortable in summer, but roof cavities can also develop moisture issues. Warm, humid air rising from bathrooms, kitchens or laundries can condense on cooler roof timbers, insulation or roofing materials. Small roof leaks may go unnoticed for months, particularly after storms.

Look for stained ceiling linings, damp insulation, mould around manholes, rusty fixings or a musty smell concentrated near the top of the house. Roof ventilation helps expel accumulated hot, humid air, though it should be paired with properly ducted bathroom and kitchen exhausts. Ventilating a roof space will not fix an active roof leak, so repairs always come first.

Leaks you cannot see

A slow leak is one of the most overlooked causes of indoor odours. It may come from a shower recess, hot-water service, dishwasher hose, washing-machine connection, air-conditioning drain or pipe beneath the floor. A tiny leak can keep a section of timber, plasterboard or insulation damp enough for mould to grow.

Check for peeling paint, soft skirting boards, swollen cabinetry, discoloured carpet edges and unexplained increases in water use. If you cannot identify the source, a licensed plumber or building professional can help locate it. Drying the area without stopping the leak only postpones the problem.

Condensation from everyday living

People produce moisture simply by breathing, cooking and showering. Add a clothes dryer venting indoors, wet washing on racks, long hot showers and a tightly closed house, and the amount of water vapour can be substantial.

Condensation often appears on windows in the morning, but the moisture does not always stay there. It can settle on cold external walls, inside cupboards against outside walls and behind large furniture where air cannot circulate. Bedrooms, bathrooms and laundries are frequent trouble spots.

Using exhaust fans while showering and cooking is a good start. Run them for a while afterwards, keep furniture slightly clear of external walls, and avoid drying clothes inside where possible. In some homes, a dehumidifier can provide useful short-term relief. However, if the building has ongoing underfloor dampness or a leak, dehumidification is not a complete solution.

Damp furnishings, carpets and stored items

Sometimes the musty smell is held in what is inside the house rather than the structure itself. Flood-affected carpet underlay, damp rugs, wet towels, cardboard boxes in a garage, or stored clothing in a poorly ventilated wardrobe can all harbour mould.

Move items away from walls and inspect the surfaces behind them. Washable fabrics can often be cleaned and fully dried outside. Porous materials that remain mouldy, such as badly affected carpet underlay or particleboard, may need replacing. Be cautious when disturbing widespread mould, as spores can become airborne.

What to check before treating the smell

Start by noticing when and where the odour is strongest. Is it worse after rain? Is it strongest near a particular room, cupboard, floor vent or ceiling manhole? That pattern provides useful clues.

Then inspect accessible areas with a torch. Check under sinks, around shower screens, behind washing machines, inside wardrobes and around external walls. If your home has a sub-floor, look for standing water, wet soil, mould on joists, damaged insulation, blocked vents and plumbing leaks. Do not enter a confined or unsafe sub-floor without appropriate precautions.

It is also worth looking outside. Gutters overflowing near the house, downpipes that discharge beside foundations, garden beds built too high against walls and ground sloping towards the home can all feed moisture into the structure. Good drainage is not glamorous, but it is one of the strongest defences against dampness.

A moisture meter can help confirm whether timber or plasterboard is wetter than it should be, but it does not replace a proper assessment. The right fix depends on where the moisture is coming from and how the house is built.

How to remove the cause, not just mask the odour

The lasting approach is straightforward: stop water entering, dry affected materials, then improve ventilation so the space stays dry. The order matters. There is little value installing ventilation if a burst pipe or roof leak is continually soaking the building.

For a damp sub-floor, the solution may involve repairing plumbing, improving drainage, clearing existing vents and installing purpose-designed mechanical extraction. It operates independently from grid power and can move humid air out during daylight hours, helping keep timbers and the space below the floor drier.

For bathrooms and laundries, make sure exhaust fans actually vent outdoors rather than into the roof space. More airflow is not automatically better if the system is poorly placed or creates unwanted drafts, so site-specific advice is worthwhile.

If mould is limited to a small, non-porous surface, it can often be cleaned carefully using a suitable mould cleaner, gloves and good ventilation. Do not paint over mould or rely on fragrance sprays. Both can hide the warning sign while the moisture problem continues beneath the surface.

When a musty smell needs professional attention

Seek advice promptly if the smell persists after cleaning and airing out the home, returns after rain, or is accompanied by visible mould, soft flooring, peeling paint or water staining. Families with asthma, allergies or respiratory sensitivities should be especially cautious around ongoing mould exposure.
